Refrigeration is the largest single category of work we do on the First Coast, and built-in refrigeration behaves differently enough from a freestanding refrigerator that it is worth treating as its own machine.

Two sealed systems, not one

Most built-in and column refrigeration runs two independent sealed systems — one serving the fresh-food compartment, one serving the freezer. It is the reason a built-in holds humidity better than a single-evaporator box, and it is also the reason a fault can present on one side only.

That single design fact changes the first question on half the calls we take. A freezer holding a correct temperature tells you nothing at all about the condition of the fresh-food system; they are two machines sharing a cabinet, a condenser bay and a control. “The fridge side is warm and the freezer is fine” is not a contradiction to be explained away — it is a diagnosis narrowing itself, and it points at one system, one evaporator and one set of components rather than at the whole appliance.

Column installations take this further. A refrigerator column and a freezer column are separate appliances that happen to be installed side by side behind matching panels, each with its own compressor, its own condenser and its own failure history. Owners frequently describe them as one unit. The serial numbers say otherwise, and so does the parts list.

The condenser, and why run time comes first

A built-in vents through a grille at the top of the cabinet. There is no second air path. Everything the machine needs to reject heat happens in that bay, which makes airflow the highest-value thing to check and the least expensive to fix.

A restricted or degraded condenser does not produce a temperature complaint, at least not at first. The control does exactly what it was designed to do: it holds the setpoint by running the compressor longer. Cabinet temperature stays correct, the electricity bill and the wear rate climb, and nothing on the display suggests a problem. The unit only starts running warm when the compressor can no longer keep up at full duty, usually on the first genuinely hot week of the summer — at which point a fault that developed over seasons looks sudden.

So the question we ask on any long-run complaint is not what temperature it is holding. It is whether it still cycles off in mild weather.

Ice makers

An ice maker is the only mechanism in a refrigerator with a continuous municipal water connection, and it is a timing machine rather than a measuring one. The fill valve is a solenoid with a small orifice, held open for a fixed number of seconds; the machine has no idea how much water actually arrived. Anything that narrows that orifice — deposit, debris, a partly failed valve — delivers less water for the same open time, and nothing reports a fault. The cubes simply get smaller, and eventually the mold fills at one end only.

Harvest is the other half. Ice releases because a heater briefly melts the interface at the mold surface. When fill volume and harvest timing drift apart, water arrives while the previous batch is still releasing and the fill tube freezes. That is the point at which most people call, and by then the original cause is two steps back.

So the first thing we look at is the mold and the fill cup, before anything is dismantled. A clean mold producing full-size clear cubes points at the control side; a mold that fills at one end points at fill volume and the inlet path, and those are an hour of work rather than an afternoon.

Wine storage and undercounter units

A wine cabinet is asked to do something a refrigerator is not: hold a narrow band for years at a time. A drift of a few degrees across a day is therefore a fault rather than normal behaviour, and it usually resolves to a thermistor out of calibration or a door gasket that has taken a set. Dual-zone units can drift on one zone only, which is frequently misread as a door problem.

Undercounter refrigeration and refrigerator drawers sit in the hottest part of the kitchen — next to dishwashers, under counters that trap heat, sometimes in an island with no clear air path — and they are opened far more often than the main unit. Long run times on an undercounter unit are more often an installation and airflow question than a component failure.

Defrost, drains and doors

Three of the most common complaints have nothing to do with the sealed system.

Frost building on the back wall of a freezer means the defrost cycle is not completing, or a door is not sealing and is feeding the compartment humid room air continuously. Water pooling under a crisper is a blocked defrost drain, usually a plug of debris sitting in the trap where the line turns.

Doors are mechanical. A heavy built-in door hangs on a hinge that carries a lot of mass through a small arc, and once it drops even slightly the gasket stops loading evenly along its length. The first evidence is usually condensation at one corner, or a cabinet stile that feels warm beside the unit.

Getting to the machine

Built-in refrigeration is fitted to the millimetre. A column comes forward on rails carrying several hundred pounds with the doors still on, and pulling it far enough to reach the condenser bay or the rear of the sealed system can mean removing trim — in the pre-war belt of Riverside, Avondale, Old Ortega, San Marco and Old Mandarin, occasionally a section of surround that was fitted around the appliance after it went in. That work is priced in the written estimate before it starts.

Sealed-system work, and when not to do it

Anything that involves opening the refrigerant circuit is federally regulated. Our technicians hold EPA Section 608 certification.

It is also the point at which repair economics stop being obvious. A compressor or an evaporator on a unit whose cabinet, doors and panels are sound is usually worth doing; the same repair on a unit with a corroded condenser bay and a cabinet that would have to be rebuilt around any replacement often is not. Where that is the case, we say so in the written estimate rather than starting work and revising the number later.

02 Diagnostic order

What a technician checks, and in what order

Order matters more than tooling. Each step below is cheaper, faster or more likely than the one after it, and every one of them has to be ruled out before the next is worth opening. A visit that starts in the middle of this list is how a second visit happens.

    Does it still cycle off?

    A built-in that holds the correct temperature but runs almost continuously has already told you the fault is in heat rejection, not in the control. Run time is the earliest honest symptom and it is free to observe.

    The condenser and its only air path

    A built-in breathes through a grille at the top of the cabinet, not through the back of the room. A fouled coil, a failed condenser fan or a corroded fin pack all present the same way, and all three are cheaper to find than anything behind them.

    Door seal and hinge geometry

    A heavy door that has dropped stops loading the gasket evenly along its length, which feeds humid room air into the compartment continuously. It presents as frost, condensation at one corner or a warm cabinet stile — never as a door complaint.

    Defrost circuit and drain

    Frost on the back wall of a freezer means the defrost cycle is not completing; water under a crisper means the drain is plugged at the trap. Both are common, both are cheap, and both mimic a sealed-system fault.

    Sensors and the control

    Thermistors drift rather than fail outright, and a drifting sensor produces temperatures that are wrong but stable. Measuring the compartment against what the control believes separates the two in minutes.

    The sealed system, last

    Opening the refrigerant circuit is federally regulated, irreversible and the most expensive thing on this list. It is where the diagnosis ends, not where it starts, and on a dual-system unit it has to be established which of the two systems is involved.

Parts for built-in and professional equipment are ordered against the serial number, not the model alone: the same model built two years apart does not always take the same component. Sealed-system parts, inverter boards and steam-generator assemblies are the ones that wait. Door hardware, gaskets, thermistors and fan motors usually do not.

Built-in equipment is fitted to the millimetre. A refrigerator column comes forward on rails and carries several hundred pounds with the doors on; an integrated dishwasher cannot move until its cabinet panel does. Reaching the back of either is frequently the longest part of a visit, and it is priced in the written estimate before it starts.

03 Coastal exposure

Salt air on the barrier islands

On the barrier islands, salt air is the corrosion driver: condenser fins, door hinges, fasteners and stainless trim go first.

Around 68 thunderstorm days a year. Repeated line transients are what kill appliance control boards here, far more often than a single direct strike.

Matthew in 2016, Irma in 2017 and Helene in 2024 each left parts of the region without power for days at a time. The work that follows a long outage rarely arrives during it: a control board or an inverter compressor that survived the loss and the restart often fails weeks later.
