# Fitting Built-Ins Into Pre-War First Coast Kitchens

In the historic belt the limiting factor is the opening and the electrical panel, not the appliance specification. Measure the building before you choose the machine.

Riverside and Avondale (32205), Ortega (32210), San Marco (32207) and Old
Mandarin (32223) are largely 1900s–1930s housing. The kitchens in those houses
were framed to pre-war dimensions, for appliances that no longer exist, and were
wired for a load nobody in 1925 was planning for. Every built-in appliance
decision in that belt runs into the building before it runs into the appliance.

This guide is about the four constraints that decide the outcome, in the order
they usually bite.

## 1. The opening

A built-in or integrated appliance is specified to a rough opening with very
little tolerance — width, height and depth all matter, and so does whether the
opening is square. Older openings frequently are not. Floors have settled, and a
run of cabinetry installed in a 1970s remodel has often been scribed to a floor
that was already out of level.

The failure mode is specific: a unit that will physically go in but cannot be
levelled, so the door never sits flush and the gasket never loads evenly. On
refrigeration that shows up as a warm patch or condensation at one corner. On a
range or an oven it shows up as uneven browning at the back of the cavity.

Measure the opening at three heights and three depths, not once. If the three
numbers disagree by more than a few millimetres, the opening needs work before
the appliance arrives, not after.

## 2. The route to the opening

The appliance also has to reach the kitchen. Pre-war houses have narrow interior
doorways, tight turns at the bottom of a staircase, and hallways that were sized
for furniture rather than for a 700-pound refrigerator column. It is worth
walking the route with a tape before ordering anything, because the discovery
that a unit cannot get past the hall is expensive on delivery day.

The same applies to service. Pulling a built-in forward to reach a condenser or
the back of a sealed system can mean removing trim, and occasionally a section
of the surround. We quote that work before we start it — it is part of the
written estimate, not a surprise at the end.

## 3. The electrical panel

This is where more projects stop than anywhere else. These kitchens seldom have
a dedicated 20-amp circuit, and most of them have never had a 240-volt supply
run to the counter. An induction cooktop or a dual-fuel range assumes both.

Three things need checking before a specification is finalised:

- Whether there is a dedicated circuit for the kitchen at all, or whether it is
 shared with the rest of the floor
- Whether the panel has capacity and physical space for the new circuits
- Whether the existing kitchen wiring was extended over the decades rather than
 designed

That last point is the one that causes intermittent faults later. A marginal
circuit does not damage an appliance on its own, but it makes every subsequent
electrical symptom ambiguous, and it is worth resolving before you have a new
machine to blame.

## 4. Ventilation and the duct route

Hoods in the historic belt are usually connected to a duct route improvised
through a structure that had no provision for one. Long horizontal runs, several
elbows, and a reduction to squeeze between joists all cost static pressure. The
result is a hood performing well below its rating with nothing wrong inside it.

A high-capacity blower does not fix a restrictive duct; it just moves the noise
up. Where the route cannot be improved, a smaller hood with a better capture
area over the cooking surface will usually outperform a larger one fighting the
duct. And a hood moving serious air out of a tightly sealed house needs makeup
air, which is another conversation to have before purchase rather than after.

## 5. What the retrofit does to service, afterwards

The decisions above outlive the installation, and they are why a service call in
this belt runs longer than the same call in Oakleaf or Nocatee.

An appliance fitted into an opening that was made to work rather than made to
specification usually cannot be removed the way the manual describes. Trim was
scribed to the cabinet after the unit went in. A panel was fixed to millwork
that was itself fitted around the machine. A dishwasher was set on a floor that
rises towards the sink run, so it was shimmed, and the shims are load-bearing.
None of that is bad work — it is what fitting modern equipment into a 1925
kitchen requires — but it means reaching the back of a machine here is a
carpentry problem before it is an appliance problem.

We deal with that by quoting it. The removal and the reinstatement are separate
lines on the written estimate, agreed before anything moves, so the cost of
access is visible rather than buried in a labour figure. It is also why we ask
on the phone whether the kitchen has been remodelled, and how recently: the
answer predicts the length of the visit more reliably than the fault does.

## The short version

In the pre-war belt, choose the appliance last. Measure the opening at several
points, walk the delivery route, have the panel assessed, and look at where the
duct actually goes. Every one of those is cheaper to establish before the order
than after it.

And where the honest answer is that the equipment does not fit the building,
that is worth hearing early. A narrower column, a single oven instead of a
double, a smaller hood with better capture over the cooking surface — those are
not compromises so much as specifications that match the house. The expensive
version of this conversation is the one that happens on delivery day.
