Duval is the county where the same appliance fault has three different causes
depending on which side of the river you are on.

## Three distinct service problems in one county

**The pre-war belt.** Riverside and Avondale (32205), Ortega (32210), San Marco
(32207) and Old Mandarin (32223) are largely 1900s–1930s housing. Kitchens were
framed to pre-war dimensions and were never wired for what sits in them now. A
33-inch integrated column does not go into a 32-inch opening because it is
almost right, and a double wall oven does not share a circuit with the rest of
the kitchen. The constraint on this work is usually the cabinet and the panel,
not the appliance.

**The beaches.** Jacksonville Beach (32250), Atlantic Beach (32233) and
Neptune Beach (32266) are a narrow strip where the dominant failure driver is
airborne salt. It works in a consistent order — fasteners, then hinge pins and
dampers, then condenser fin stock, then visible stainless — and the appliance
almost never complains about temperature while it is happening. A corroded fin
pack cannot shed heat, so the machine compensates by running longer, and run
time is the earliest honest symptom. Three miles inland the same appliance ages
on a completely different schedule.

**The southeast.** Deerwood (32256), Deercreek, Glen Kernan and Pablo Creek
Reserve are newer, board-dense kitchens: an induction cooktop with inverter
electronics, wall ovens with their own controls, refrigerator and freezer
columns, a dishwasher, a hood or downdraft control, often a coffee system and a
wine cabinet as well. Each is an independent target for a transient, and the
more boards there are on one service, the more likely one of them shows the
damage first. These are also the addresses where a repair is most often
constrained by nothing but access: the cabinetry was drawn around the equipment
and the millwork tolerances are tight, so a column comes forward cleanly if the
trim is removed properly and does not if it is not.

**Oakleaf (32222)** sits at the far southwest corner of the county and behaves
like Clay County next door — later construction, square openings, ordinary
access, and a diagnosis that starts at the appliance itself.

## What that means on a call

Because the county contains all three problems, the first question we ask
depends entirely on the address.

A built-in refrigerator running continuously in Atlantic Beach is a condenser
question, and specifically a corrosion question: a salt-degraded fin pack holds
the correct temperature right up until it cannot. The identical complaint in
Baymeadows is far more likely to be a fouled coil or a failed condenser fan,
which looks the same from the front and is a completely different repair — one
cleans off, the other does not. In Deerwood, with several boards on one
service, we ask whether anything else in the kitchen has been behaving oddly in
the same week before we accept a single-appliance explanation at all.

A range or wall oven in Riverside or Ortega raises the panel before it raises the
appliance. Those kitchens rarely have a dedicated 20-amp circuit and almost never
had 240 volts run to the counter, so an induction or dual-fuel platform is an
electrical project as much as an appliance one. Hoods in the same houses are
usually connected to a duct route improvised through a 1920s structure: long
horizontal runs and several elbows cost static pressure, and the hood then
performs below its rating with nothing wrong inside it.

## Access and logistics

Duval is our shortest average drive, but access varies more than distance does.
Deerwood, Glen Kernan, Epping Forest and Queen's Harbour are gated, which adds a
step at booking rather than on the day. The beaches are straightforward. The
pre-war neighbourhoods are the slowest work in the county, because reaching the
back of a built-in there frequently means removing trim and occasionally part of
a surround that was fitted around the appliance. We price that in the written
estimate before we start it.

## Power quality

Around 68 thunderstorm days a year pass over this county. The damage is rarely
a dramatic single strike; it is the cumulative effect of repeated line
transients on control boards that were never specified for it. A board that
fails in September on a unit that behaved all winter is a common enough pattern
that we ask about it early.

Long outages leave their own signature. Matthew in 2016, Irma in 2017 and
Helene in 2024 each took power out across parts of the county for days at a
time, and the failures that followed were mostly not immediate: a control board
or an inverter compressor that survived both the loss and the restart tends to
stop weeks afterwards, by which point nobody connects the two events. When a
unit has been through a multi-day outage in the last couple of months, that is
worth mentioning at the booking.

## Parts and the serial number

Duval covers the widest span of build dates we work on, and that matters more
for parts than for diagnosis. Components are ordered against the serial number
rather than the model alone, because the same model built two years apart does
not always take the same part — and in a county holding everything from 1920s
kitchens with 1990s retrofits to current new-build, that spread is at its
widest. Door hardware, gaskets, thermistors and fan motors are usually stock.
Sealed-system parts, inverter boards and steam-generator assemblies are the
ones that wait, and the expected wait goes on the written estimate rather than
arriving as a surprise at the second visit.
